Burj Al Babas
Area Abandoned fairy-tale housing development of castle-style villas
An unfinished housing development of near-identical villas near Mudurnu, Burj Al Babas has become a photographic curiosity and case study in speculative real‑estate planning.
Burj Al Babas is an unfinished residential development of identical, European-style mini-chateaux located in Bolu Province, northwestern Turkey. The development gained international attention for its rows of deserted and partially completed stone villas clustered in a valley setting.
The project was launched in the 2010s as a luxury housing scheme and construction stopped after the developer ran into financial difficulties, leaving hundreds of unoccupied units. The result is a large, visually consistent complex of identical houses set on terraces and roads, with some completed units and many unfinished.
Plans and sales for the development were organised by a private developer in the 2010s; market conditions and financial problems led to suspension of work and limited occupation. The site remains a private estate and is not a conventional public tourist attraction.
The cluster sits in a valley of Bolu Province between the towns in the Göynük-Mudurnu area, inland from the northwestern Turkish coast, surrounded by forested hills and rural roads.
- Development status: Composed of hundreds of nearly identical, unoccupied 'mini-chateau' villas in a valley development project that was halted before full occupation.
- Photography and access: The site is visually striking from nearby roads and has become a frequent subject for aerial and roadside photography, but much of the estate is private property.
