Along Rome’s Appian Way, the Villa of the Quintilii offers expansive Imperial Roman ruins-baths, terraces and mosaic fragments-set within countryside frequented for walks and archaeology.
The Villa of the Quintilii is a large Roman imperial villa-ruin on the Via Appia Antica outside Rome, notable for its scale and state of preservation from the 2nd century AD. It occupies a prominent hillside position with extensive surviving masonry.
Remains include a substantial bath complex, long service corridors and monumental terraces that extend across a broad slope; many walls and vaulted structures remain visible. The site offers clear examples of residential, service and leisure architecture on a villa of elite scale, with routes that let visitors trace the layout across several hectares.
Constructed in the 2nd century AD and attributed to the wealthy Quintilii brothers, the estate was confiscated by the emperor Commodus in AD 182 and thereafter used as imperial property. Subsequent centuries saw quarrying and reuse of materials, with modern archaeological work uncovering the thermal areas and structural plan.
Sited on the southeastern stretch of the Appian Way (Via Appia Antica), a short drive southeast of central Rome, the villa lies within the Appia Antica archaeological park and is reached from the historic road that links the city to the southern Roman campagna.
- Imperial confiscation: Seized by Emperor Commodus in AD 182 after the execution of the Quintili brothers, when it briefly became imperial property.

- Nymphaeum and terraces: A monumental nymphaeum and terraced gardens set against the slope of the Appian Way, with surviving retaining walls and decorative water features visible in the ruins.
- Cryptoporticus and service areas: An extensive cryptoporticus and service corridors that once supported the villa's residential terraces and linked workshops, storage and living quarters across the site.
How to Get to Villa of the Quintilii #
From Rome’s Termini station, take bus 118 or 218 toward the Appian Way/Ardeatina area and disembark near the Appian Gate; taxis from central Rome take about 25-35 minutes depending on traffic. Alternatively, regional buses run to stops along Via Appia Antica - the site is a short walk off the road.
